This unique property had extensive grounds yet limited opportunity for indoor to outdoor living and entertaining. The brief invited a modern yet sympathetic design to the stately manor including new pool, outdoor living with fireplace, upgrade of some internal spaces and a secondary entry. Indoor outdoor flow was essential. Simplifying the overall spatial flow of the property meant the occupants have countless opportunities for visual and physical links to the new spaces provided.

This blank site required a property to impress and to maximise the potential of a tight suburban site. The brief called for a variety of living arrangements across three levels as well as a mix of outdoor living situations.  Elevating the living spaces above ground creates a series of terraces for living and provides breathtaking views to the water.

Previously an Art Gallery, the brief called for modifying and maximising the 115m2 (approx.) floor area into an inner city chic Auckland apartment.
